1. Compare the service model before comparing prices

Many Phuket villas are self-catered properties: guests receive the house, but daily cleaning, breakfast, a resident team and active concierge support may not be included. Fully serviced private villas with all of those elements, their own minivan and a manager who coordinates the stay are a much smaller part of the market.

Another important part of the service is our own in-house engineer. At villas without a technical team, a water-supply failure or a problem with toilets, plumbing, pool equipment or other systems can take several days—and in peak season sometimes a week—to resolve while an outside contractor is found. Ask who will be physically available during the stay, how often the villa is cleaned, whether breakfast is included every day and who handles a problem outside office hours. A list of amenities is not the same as an operating team.

6. Verify the hotel licence before a short stay

Thailand's Hotel Act excludes accommodation operated only on a monthly-or-longer basis from the statutory definition of a hotel. For a paid short stay, ask the operator to show a hotel licence or explain the applicable legal exemption in writing before payment.

Phuket authorities publicised enforcement against unlicensed accommodation in 2026 and stated that inspections would continue. This does not mean every unlicensed listing will cancel, but it creates an avoidable risk of interruption. Check the licence, exact property identity and booking contract before committing to flights for a large group.
